Mailboxes CBU’s to be replaced in 2025

We would like to inform you that the new mailbox keys will be distributed starting in mid-August. This update is part of our continued efforts to improve security and ensure reliable access to your mail.
At this time, we are waiting for the finalized schedule from the vendor, and we will share more details—including distribution dates and pickup instructions—as soon as they become available.

The project to replace our aging mailboxes(CBUs) is proceeding through the necessary steps to establish ownership, obtain easements from the city of Aurora, and obtain permission from the USPS. When no definitive ownership documentation is available, the responsibility falls to the HOA.
Paige Specialty, the only certified USPS contractor in Colorado and Wyoming, has given us several proposals for the work to consider. We anticipate this work to be done in the spring of 2025.
About half of the units no longer have spare parts available, so repair is not an option when damage occurs. If the units are not secure, residents cannot receive mail, and it would be costly and take a very long time to replace each unit individually.
The board of directors and our attorney began meetings with the Metro District in the fall of 2023. They own the Kiosk Structures over the mailboxes. We have met with the contractor and the attorney has been negotiating with the city of Aurora. They are now evaluating our request. A professional survey of all the locations was also required and has been completed. These types of negotiations, which require our attorney, come under executive session which restricts participation and information to the Board of Directors.
In August and September of 2024, the project was discussed in the open monthly meeting and homeowners had the opportunity to ask questions. There is a Homeowner Open Forum at each meeting for questions and comments are allowed before any official vote in a board meeting.
