Critical Reminder

Dear Homeowners,

This is a critical reminder regarding the Covenants, Conditions, and Restrictions (CC&Rs) that govern all 1,405 homes within the Conservatory community. These rules are not optional—they are binding agreements that every homeowner signed upon purchasing their property.

The CC&Rs exist to preserve the integrity, quality, and intended character of our neighborhood. Failure to comply undermines the standards we all agreed to uphold.

Key Requirements You Must Follow:

• No Partial Rentals: Renting or leasing individual portions of your home—such as basements or single rooms—is strictly prohibited.

• Family Occupancy: Immediate family members (e.g., mother-in-law or relatives) may reside with you, provided they are not paying rent under a separate agreement.

• Minimum Lease Term: Entire-home rentals are permitted only if the lease is for six months or longer. Short-term rentals, including those through platforms like Airbnb or VRBO, are expressly forbidden.

  
  

These covenants are legally enforceable under the Colorado Common Interest Ownership Act and were established to maintain a high-quality, planned community. Non-compliance will result in enforcement actions, which may include fines and legal proceedings.
