This board has been actively evaluating maintenance needs, examining multiple bids, and making decisions to keep our association assets in the best condition and making enhancements as well. Deferred maintenance was identified in many areas, resulting in a busy fall addressing many areas.
The Board of Directors approved the replacement of the Wader Pool Heater, a replacement Lane Line Rope, and the addition of an automated Chemical Control System for the Wader Pool. This equipment will arrive early next year for installation before the 2022 pool season. These systems were replaced in the main pool in 2019. Now both our pools will have the newest and safest technology.
Repairs to the two pergolas in the pool area include securing the joist hangers onto the beams with screws, prepping and staining the wood structures. This work will be done this fall after pool closes. Two large new flower urns were approved for purchase for the clubhouse front entry.
Other work previously approved will also be happening this fall. It includes a French drain southwest of the clubhouse correcting a low area in the grass and the repair, repainting of the fence and mulch around the clubhouse and playground. Clubhouse Handicap, Health & Safety Modifications will also commence.
Recognizing that a safety hazard existed on a trail behind S Jebel Way, the HOA acted and put up temporary fencing even though that area is the responsibility of the city and the Metro District.
In Person Annual Meeting – Online Voting!

Mark your calendar! The association’s annual meeting continues to be planned as an in person gathering. If local authorities make significant changes, we are prepared to go virtual if necessary. You will receive your annual meeting online voting instructions, board candidate information, the 2022 budget and other information via US Mail beginning the last week of October.
The 2022 budget, approved by the board at the September meeting will be presented to the residents at the Annual Meeting. Every resident will receive this document in late October. No increase in assessments is proposed.
